Is it time to buy?

Moms make the majority purchasing of purchasing decisions, so it can't hurt to be informed.

If you’re a mom in the market to buy a new home, now may be the best time.

According to the National Association of Homebuilders, and Wells Fargo’s quarterly housing affordability statistics, homes in the Orange County area are the most affordable they have been in years.

In addition, for first-time buyers, Governor Schwarzenegger is about to sign an extension of the California $10,000 tax credit. It would apply to first-time buyers who purchase new or existing homes between May 1 and December 31, 2010.  It is for five percent of the purchase price or up to $10,000.

According to a study by the Joint Center for Housing Studies at Harvard University, one of the most important factors in buying a new home for women is location. It states that women are more likely to compromise on size and cost of a home versus compromise on location and neighborhood.

Potentially, this adds up to good news: low interest rates, tax credits, affordable prices, investing in real estate – even your children’s education – in some of the county’s most desirable locations.

For example, homes in the Irvine Co.’s 2010 New Home Collection, within the Irvine Villages of Woodbury and Woodbury East, start in the low $300’s with the added benefit of the well-respected Irvine Unified School District.

“Buying a new home in Irvine is not only a smart financial investment, but it’s also a smart investment in my family,” says Yvette Stice.  

She recently purchased a new home in the Montecito by Brookfield Homes neighborhood in the Irvine Village of Woodbury.  

“In addition, it has a wonderful sense of community and is filled with young families,” she says. “In fact we can take our child to one of the many parks and there are other kids the same age to play with. It’s a priceless investment.”
